2024-25 Assessment Roll

On June 25, 2024, the Assessor announced the 2024-2025 $69.64 Billion annual Property Assessment Roll which is a 6.02% increase in value compared to the prior roll. Residential real estate values continued to remain steady through 2023 although the market had significantly lower sales volume. The 2024-25 roll valuations reflect 2023 calendar year events and market conditions as of the January 1, 2024, lien date. Property owners may review their specific 2024-25 assessed value information by navigating to Assessor Value Notice Inquiry.

If you have questions regarding your assessed value(s) you are encouraged to contact the Assessor’s office for an explanation or to request an informal review. If you are unable to resolve your concerns in discussions with the Assessor’s office, you may file a formal Assessment Appeal. Assessment Appeal applications must be filed by Monday December 2, 2024. To file an application, please contact the Clerk of the Board of Supervisors.

2024-25 roll values are delivered to the Auditor-Controller's office where tax rates are applied to the assessed roll values to calculate actual tax amounts due. The Treasurer-Tax Collector sent out unsecured tax bills starting July 16, 2024. Secured property tax bills will be mailed in the fall. Please contact the Tax Collector for payment and deadlines.

Who We Are

The Assessor is primarily responsible for preparing an annual assessment roll upon which property tax revenues are generated. The County, Public Schools, Cities, Redevelopment Agencies, and Special Districts all rely on this revenue for funding operations.

What We Do

All property, excluding supplies, movable equipment, boats, and aircraft, are assessed based upon their market value when purchased or newly constructed. The Assessor determines the market value for the ownership changes and new construction. The supplies, movable equipment, boats, and aircraft are assessed based upon their annual market value on January 1 of each year. The Assessor also maintains property parcel maps. These maps are available to the public in the Assessor's Office or at the County's web site (GIS Maps Viewer). The property tax assessment roll, property ownership information, and some property characteristics are also available to the public at the Assessor's Office.
